PERMITTING A MANUFACTURED HOME IN GLYNN COUNTY
Step #1: ZONING CLEARANCE
This clearance is issued after it has been determined if the property is zoned for a manufactured home. It is also determined whether or not the property is located in a flood hazard zone. If the property is in a flood hazard zone you will be given information listing the special requirements for locating a flood zone.

Step #2: SEPTIC TANK PERMIT
Take a copy of the zoning clearance to the Environmental Health Department. It is located at 11 Judicial Way. If this is an undeveloped site you will be required to apply for a septic tank permit. If there is an existing septic system on the property you will need to obtain an updated approval. THERE IS A CHARGE FOR THIS PERMIT.

Step #3: DRIVEWAY/CULVERT PERMIT
If you are locating on a county road that does not have an existing driveway/culvert, you must obtain a Permit for Driveway Construction from the Glynn County Right of Way Department. THERE IS A CHARGE FOR THIS PERMIT.

Step #4: TAX LOCATION DECAL
You must obtain a Tax Location Decal from the Tax Commissioners Office. If you relocate your home after the yearly taxes have been paid you must obtain a new decal. (You do not have to pay any more taxes).

Step #5: BUILDING/MANUFACTURED HOME PERMIT
This is actually a “move-on-permit”. It covers the placing of the home on the property, the electrical fees and the inspection fees. When you apply for this permit please bring the following: 

The contractor setting up your home must be licensed by both the State of Georgia and Glynn County. We will need to know the make, year, value and size of the home. Because Glynn County is in hurricane prone area the manufactured home must be a “ZONE 2” home. THERE IS A CHARGE FOR THIS PERMIT.

IF THIS HOME IS INSTALLED PRIOR TO OBTAINING THE REQUIRED PERMITS, FEES WILL BE DOUBLED.

ALL STEPS MUST BE FOLLOWED EVEN IF A HOME HAS BEEN PREVIOUSLY LOCATED ON THE PROPERTY OR IF IT IS LOCATED IN A MANUFACTURED HOME PARK.

(EFFECTIVE JANUARY 1, 2006) IT IS NOW A GEORGIA STATE LAW THAT A MOBILE HOME CAN ONLY BE MOVED AND SET UP BY A REGISTERED AND LICENSED INSTALLER. (THERE IS NO EXCEPTION TO THIS LAW) WHEN THE COUNTY INSPECTOR MAKES A FINAL INSPECTION FOR THE ELECTRIAL POWER HE MUST VERIFY THAT THE INSTALLER’S PERMIT HAS BEEN PLACED ON THE INSIDE PANEL BOX. WITHOUT THE PERMIT, ELECTRICAL POWER WILL NOT BE APPROVED BY THIS DEPARTMENT.

Skirting
An approved material used on mobile homes and manufactured homes to connect the bottom of a mobile home or manufactured home to the ground and completely enclose the underside of the mobile home or manufactured home. Skirting for any size mobile home or manufactured home used as a permanent living facility or office use is required. Types of approved skirting materials are wood (minimum 3/8 inch), vinyl, aluminum siding, concrete, metal and stucco. Any other materials not listed above require prior approval by the Glynn County Building Inspection Department. Skirting shall have ventilation and an access door, as per Building Code Requirements.

Skirting is required within thirty (30) days from date of electrical service and tie-down approval by the Glynn County Building Inspection Department.
